Residential and business enquiries
Visit Sarasota describes Lido Key's beach setting and St. Armands Circle's shopping and dining district. For service planning, the important distinction is the actual premises: a private residence, managed accommodation or business can need different access arrangements.
For a home, explain attic or garage access and where signs have been noticed. For a condo, identify the unit and any common area involved. For a business, share the affected rooms, site contact and times when inspection can take place.
The commercial service page covers reporting and scheduling questions. Our team must confirm that the particular type of premises is within its capabilities.
Begin with the signs you can describe
A sighting, droppings or movement above a room gives the inspection a starting point. Note the location and timing, and whether the signs have appeared before.
If the concern is near a vent, describe what you observed without assuming that animals are inside the duct. An assessment should explain which spaces can be checked and what evidence supports the next recommendation.
If a guest or employee made the report, obtain the details already available. There is no need to ask someone to enter a confined space to produce additional photographs.
Access and authorization in managed properties
Identify the person who can approve costs and provide access. In a condo, some exterior or shared-space work may require a manager or association's authorization.
For rented accommodation, share the occupancy schedule and the access available for checking visits. A short period between guests does not establish that all removal, repairs and cleanup can be completed in that window.
Confirm appointment availability before relying on a proposed deadline. For remote owners, agree how findings and changes to the scope will be approved.
Removal, repairs and building appearance
For identified rats or mice, discuss the proposed control plan and follow-up. See the rat removal and mice removal pages for the scope questions.
If entry-point repairs are recommended, ask which component is affected and how the repair will be installed. Confirm any appearance or material requirements with the party responsible for the building.
A rodent-resistant repair must also preserve the building's required functions. Roofing, equipment and structural work outside the service scope should be identified for an appropriate trade.
Cleanup and odor investigations
Where waste remains, request a separate cleanup assessment. A business or accommodation operator should explain any restrictions on moving equipment, stock or belongings.
For an unexplained odor, dead rodent assessment may be relevant. The source and access still need investigation; smelling an odor near a particular room does not guarantee that a carcass will be found there.
Coverage near Lido and St. Armands
The service-area directory includes qualifying Bird Key enquiries. This page does not extend service to Longboat Key or other locations outside the approved ZIP list.
Provide the physical property address even if the mailing address or community name is more familiar. Coverage is confirmed for the building where work is requested.
Lido Key and St. Armands questions
Can a business request a visit before opening?
Share the time window and premises type. Scheduling, access and any additional charges must be confirmed before booking.
Can you inspect a condo common area?
Confirm authority to access the area and the agreed scope. A request from one resident does not automatically authorize work elsewhere in the building.
Can you remove rodents and repair the roof?
Removal and roofing are different tasks. We will identify our offered repair scope and any work requiring a roofing specialist.
How do I compare the estimate?
Separate inspection, control, repairs and cleanup using the cost guide. Also confirm the included checking visits and any scheduling fees.
Discuss the property and access
Share the physical ZIP, premises type and reported signs when you call. Mention who can authorize service and whether an occupied room or operating business affects the visit.

Rodent species and the signs at your property
Roof rats (Rattus rattus), house mice (Mus musculus) and Norway rats (Rattus norvegicus) are species considered in Sarasota-area rodent identification. Roof rats climb, house mice are small with relatively large ears, and Norway rats have a heavier body. Those differences help interpret evidence; your neighborhood alone does not confirm which animal is present.
For a condo or vacation property, shared access, service openings and the timing of occupancy can affect inspection access and agreed repair responsibilities.
Record where signs appear and discuss an inspection or our rat and mouse identification guide.

Inspection appointments are paid. Warranty options, covered work and follow-up are agreed with us in writing.
